Owe more than your Palm Coast, FL house is worth? How to check with the servicer's payoff and today's Flagler County numbers, how a Florida short sale needs the lender's written consent, the deficiency rules in Fla. Stat. 95.11 and 702.06, and why a cash buyer can wait for approval. Written offer within 24 hours of our visit.
Owners who bought a Palm Coast house in 2022, 2023 or 2024 with a small down payment can find that the payoff on the loan sits close to, or above, what the house would sell for today. The numbers have moved against them. Zillow's Palm Coast home value index was $344,274 through June 2026, down 2.5% from a year earlier; the Flagler County single-family median was $390,000 in August 2026, down 0.8% from the year before; and 469 Palm Coast listings cut their asking price in the 30 days to October 20, 2026, by a median $9,900. A home equity line taken out for a roof after Milton can tip a thin-equity house underwater on its own.
Palm Coast Cash Buyers buys houses that are merely thin on equity outright, and buys underwater houses when the lender agrees to a short payoff. This page shows how to tell which you are, how a Florida short sale works and who must consent, what the deficiency rules in the state statutes say, and why a buyer without a lender of its own is often the only buyer who can sit through the approval.
First, find out whether you are actually underwater
The number that matters is the servicer's payoff statement, not the balance on your last statement. The payoff includes accrued interest, late charges and any fees, and it is what the title company must wire to release the lien. Against it, set what the house would bring as-is from a cash buyer, not what a renovated home in Grand Haven closed for last month. Add any second mortgage, association balance or tax certificate. In a sale to us there is no commission and we pay the customary closing costs, so your net is the price minus the payoff minus the liens. If that net is positive, the sale is ordinary and can close in about a week once title is clear. If it is negative, the lender has to agree to accept less, and everything that follows depends on that consent. We do this math with you from the written offer.
How a Florida short sale works, and whose consent it needs
A short sale is a sale where the lender accepts less than the full payoff and releases its mortgage anyway. The lender is a third party and decides on its own schedule; nothing we or you sign binds it. You submit a hardship package through the servicer: a letter explaining what changed, income and bank statements, tax returns, and the signed purchase contract. The servicer orders its own valuation of the house and compares the offer to it. If it approves, the approval is in writing, valid for the period it states, and sets who receives what at closing. A second lienholder must also agree. Our offer reflects the house's actual condition, which is what the lender's valuation will also reflect, and our contract is written to wait for the answer instead of expiring before it comes.
The deficiency question under Florida law
The gap between the payoff and what the lender receives is the deficiency, and whether you still owe it is the most important line in any approval letter. Ask for a written waiver. Without one, Florida allows the lender to pursue the balance. The foreclosure rules show how seriously the state treats it: for a one-to-four unit home the lender must bring a deficiency claim within one year after the certificate of title issues under section 95.11(6)(g), in force since July 1, 2013, and for an owner-occupied home section 702.06 caps the deficiency at the judgment amount minus the property's fair market value on the sale date. A negotiated short sale with a written waiver avoids that whole question. Forgiven debt can have income tax consequences, which a tax professional should review before you sign.
Why a buyer with no lender suits an underwater sale
A short sale approval outlasts most financed buyers. A retail buyer with a rate lock and a moving date may not wait months for a servicer's answer, and when the approval arrives with conditions, the buyer's own lender adds conditions on top. A cash buyer signs once, waits without a lender of its own, and closes within days of the approval. Condition matters too. Servicers will not pay for repairs and an underwater owner usually cannot, so the roof past 15 years that no carrier will write, the Milton tarp and the failed air handler are priced into an offer the lender's appraiser can reconcile with what is actually there. That is the offer the servicer reviews, and it is the one we close on.
Alternatives to compare before you decide
If you want to stay, a loan modification that lowers the rate or extends the term, if the servicer approves it, keeps the house without closing the equity gap; the gap closes over time as the balance falls. A deed in lieu of foreclosure, if the lender accepts it, transfers the house to the lender on terms it sets, often with a deficiency waiver, but leaves you nothing at closing and usually requires the title to be free of other liens. Renting the house out works only if the rent covers a Palm Coast mortgage, taxes and insurance near $2,260 a year. Letting the lender foreclose in Flagler County Circuit Civil is the worst path: attorney's fees and costs are added, a deficiency claim is possible, and the clerk's sale at flagler.realforeclose.com brings the lender's number, not the market's.
What to do this week
Request a written payoff statement from your servicer and ask which short sale or loss-mitigation programs it offers. Gather two months of bank statements, your last tax return and a short hardship letter. Send us the address; we see the house within a day or two and deliver a written offer within 24 hours of the visit. If the offer shows you have equity after all, the title company opens the file and a closing in about a week is realistic. If it shows a short payoff is needed, the signed contract becomes the document the servicer needs to open its review, and we wait with you for the answer, in Pine Grove, Cypress Knoll or anywhere in Palm Coast.
