Sell your Palm Coast, FL rental property for cash with the tenant in place: Florida lease, deposit and notice rules explained for Flagler County landlords, insurance and non-homestead tax pressure, and a closing on your date. Written offer within 24 hours of the visit.

Palm Coast is an owner-occupied city: 32,586 of its occupied homes are owner-occupied and 7,221 are rented. That makes the typical Palm Coast landlord a small one, often a person who kept a house in Indian Trails or Seminole Woods after moving, or who bought a second home in the 2000-2009 building boom and rents it out. The ledger has shifted. A typical Palm Coast premium is estimated near $2,260 a year, carriers often will not write a roof older than 15 years, and a rental has no homestead exemption and sits under Florida's 10 percent non-homestead cap instead of the 3 percent one. Rent has to cover all of that, plus the air conditioner, the well-worn interior and the City of Palm Coast code letter about the swale.

Palm Coast Cash Buyers buys rental houses from their owners across Palm Coast, Flagler Beach, Bunnell and the rest of Flagler County, with the tenant in place or the house empty, in any condition. You get a written offer within 24 hours of the visit and a closing in about a week once title is clear. This page is written for the owner who wants out. It explains what Florida law says about the lease and the deposit when a rental changes hands, how a visit is scheduled with a tenant, and what the numbers look like against a listing.

The lease survives the sale, and so does the deposit

Under Florida law a written lease survives the sale of the house. The buyer takes the property subject to it, and the security deposit transfers to the new owner at closing (Fla. Stat. 83.49). You do not have to wait for the lease to run out, and you do not have to ask the tenant to leave. A month-to-month tenant stays on the same footing; ending that tenancy takes at least 30 days' written notice before the end of a monthly period, a rule that changed from 15 days in 2023, and it is a step you do not need to take to sell. On the settlement statement the current month's rent is prorated between you and us, the deposit moves to our side, and from the closing date the tenant pays us. Your obligations as the landlord end that day.

Scheduling the visit with a tenant in the house

Florida's entry rule is narrower than many landlords assume. Fla. Stat. 83.53 lets a landlord enter for repairs with reasonable notice of at least 24 hours, between 7:30 a.m. and 8:00 p.m. A showing to a buyer is different: it happens with the tenant's consent or on the terms the lease allows. It is not a blanket 24-hour rule for showings. So we ask you to tell the tenant who we are and arrange one visit at a time that works for them. One walk-through is all we need. There is no string of weekend showings, no lockbox on the door and no stream of strangers that strains a tenancy you still have to manage until closing.

Tenants who are behind, and cases already filed in Bunnell

If the rent has stopped, Florida's process starts with a 3-day written notice to pay or vacate, counted in business days and excluding the day of service. A 7-day notice covers other lease violations. An eviction is filed with the Flagler County Civil division on the second floor of the Kim C. Hammond Justice Center in Bunnell, or through the Florida e-Portal; the filing fee is about $185 plus a summons fee and sheriff service, and a tenant who contests must deposit the disputed rent into the court registry. You can sell before any of that finishes. We buy the house with the tenancy as it stands and step into the landlord's position, including a pending case, at closing. The price reflects the occupancy, and the unpaid back rent stays yours to pursue or forgive.

What a Palm Coast rental costs to keep in 2026

Three lines on the statement push Flagler County landlords toward selling. Insurance first: the 2026 Citizens average for Flagler is $2,236, a typical Palm Coast premium is estimated near $2,260, and a roof at 15 years or older can trigger an inspection or a refusal to write. Taxes second: a rental gets no homestead exemption and no Save Our Homes cap, so its assessed value can rise up to 10 percent a year, on a city millage of 4.1387 with a 4.2296 cap set for FY2027. Code third: Palm Coast's Code Compliance Division sends a notice first, but unresolved cases reach the Code Enforcement Board, where weeds and overgrowth have drawn $50 a day and nuisance accumulations $400 a day until an affidavit of compliance is filed. A tenant who ignores the yard can leave you with the fine.

Listing an occupied rental versus selling it to us

An agent will often advise emptying the house, repainting, replacing the roof and then listing. In Flagler County that means lost rent during the work, then a median 61 days to contract and 97 days to sale for a single-family home in August 2026, with 4.4 months of supply and 469 Palm Coast listings cutting their price in a single 30-day stretch. A financed buyer's appraisal and inspection follow. We buy the house with the tenant in it and the roof as it is, pay the customary closing costs and charge no commission, which on a median-priced Palm Coast sale is roughly $22,000 kept. Our price is below a renovated, vacant retail price; the honest comparison is against your net after the vacancy, the repairs, the commission and the months of carrying costs you would otherwise pay.

How the sale runs for a Flagler County landlord

Send the address, the rent, the lease end date and whether the tenant is current. We schedule one visit with the tenant's consent, deliver a written offer within 24 hours of the visit and open title when you accept. The title company prorates rent, moves the deposit, pays off your mortgage and any liens from the purchase price, and closes in about a week once the search is clean, or on a later date you choose. Your net is the price minus the payoff and liens; we pay the customary closing costs. If you own more than one rental in Palm Coast or Flagler Beach, we can buy them on one timeline. Selling a rental is a taxable event, and depreciation you took comes back into the picture; ask your CPA before you set a closing date. If your house is in good shape with a reliable tenant, holding it may still serve you better, and we will say so.

Questions about selling rental property in Palm Coast

Can I sell my Palm Coast rental without telling the tenant to move out?

Yes. The tenancy continues with us as the new landlord, and the tenant keeps the same lease terms, the same rent and the same deposit, now held by us.

My tenant will not allow showings. Can you still make an offer?

We need one visit, arranged with the tenant's consent or on the terms the lease allows. If access is refused, tell us; we can often work from a shorter visit plus your photos and records.

The tenant has not paid since the summer and I have not filed anything. Is that a problem?

No. You can sell before serving a notice or filing in Flagler County Civil. We take over the landlord's position at closing and handle the collection or the case from there.

Do I have to replace the roof so the buyer can get insurance?

Not with us. We buy with the roof as it is and arrange our own coverage after closing. The roof's age is priced once in the written offer, not renegotiated later.

Will selling my rental trigger taxes I should plan for?

In most cases, yes: gain and recaptured depreciation are taxable, and some owners use a 1031 exchange to defer them. Ask your CPA before you commit to a closing date.
